Sometimes a business meeting can completely change how you see an industry and its challenges. You think you understand the business case, you've done your research, you're prepared. But then you sit across from someone whose passion and insight reveal that what you thought you knew was just scratching the surface.

The meeting

At the beginning of this month, we had the great pleasure and privilege to meet our client, Peter Savage from Segavas, for an in-depth business interview as part of our collaboration framework.

We thought we understood the business case, but it turned out to be just a small portion of the iceberg.

The energy and passion we witnessed during our time there was incredible. It's rare to meet a client who has genuine passion to make a difference for others, not just maximize profits.

The problem

The English rental industry has real problems.

Through our discussions, we gained deep insight into Peter's vision, which centers on two core areas: people and buildings. As he explained, there's a fundamental gap in the market—"there is no comprehensive guide defining what constitutes a 'safe' or 'legal' house in the residential property market."

This insight was truly enlightening.

Peter emphasized that many landlords, often people from other professions like IT or software engineering who own one or two rental properties to make extra income—aren't property safety experts. These investors want to do the right thing and provide safe homes, but they don't have the knowledge to make sure their properties meet all safety and legal requirements.

The solution

His innovative solution addresses this gap by creating the first comprehensive standard that defines property safety and quality benchmarks.

His approach involves developing a transparent scoring system that will enable all stakeholders—from investors to tenants—to make informed decisions based on clear, measurable standards. This system checks properties for safety and quality, giving landlords practical advice on how to improve their properties.

This creates a win-win situation where improving safety and quality directly translates into financial benefits. When properties get better scores, landlords can charge higher rents (potentially £6,000+ extra per year for top-rated properties) and get cheaper insurance through group deals for safe properties.
